Law of the Land


Check-in is 2:00 PM for campsites; 3:00 PM for vacation rentals. Balance is due 72 hours prior to arrival. Personal checks are not accepted at check-in. Early check-in may be available for $25, but cannot be guaranteed until day of arrival – please call the Front Desk to request. We welcome overnight campers on a first-come, first-serve basis. Please be considerate of your neighbors and plan to arrive before 11:00 PM (quiet time).


Check-out is 11:30 AM for campsites; 10:00 AM for vacation rentals. A $35 fee will be charged for vacation rental keys that are lost or not returned upon check-out. Late check-out may be available during spring, early summer, and fall for $25, but cannot be guaranteed until day of check-out – please call the Front Desk to request. Late check-out is not available during peak summer.

Reservation Deposit

A reservation deposit is due at the time of booking. We do not accept reservations without this deposit. Reservations for campsites during May 28 – September 6, 2021, require a deposit of $100 per week; $25 in spring or fall. Reservations for vacation rentals during May 28 – September 6, 2021, require a deposit of $500 per week; 1 night’s rate in spring or fall. Golf cart rentals require a $50 deposit. 72 hours prior to arrival. Checks are only accepted 30 days in advance.

*If the reservation total is less than the deposit amount, then payment in full is required. We do not charge a security deposit, but must have a valid credit card on file upon arrival. We have up to 48 hours after departure to inspect vacation rentals and should damage be found, you will be notified and the credit card on file will be charged.

Future Reservations

Reservations may be made up to 1 year in advance. For reservations past the current year, minimum stay requirements must be met.

Maximum Occupancy

Maryland and county regulations allow no more than 6 persons to a campsite or vacation rental.

Minimum Stays

Reservations for campsites and vacation rentals during May 28 – September 6, 2021, require a 3-night minimum stay; 2-night minimum stay in spring or fall. All holiday weekends require a 3-night minimum stay or more.

Cancellation Policy

Nightly or Weekly Stays: No refunds on or after arrival. Cancellations made at least 7 days in advance will be refunded in the form in which it was paid. Deposit will be forfeited for all reservations cancelled less than 7 days prior to your arrival date.

Monthly Stays: No refunds on or after arrival. Cancellations made at least 45 days in advance will be refunded in the form in which it was paid. Deposit will be forfeited for all reservations cancelled less than 45 days prior to your arrival date.

No Shows

No shows will be cancelled the day after the scheduled arrival date, after 4:00 PM, unless the guest has contacted the Front Desk and requested to hold the site.


RV Sites & Tent Camping: Displayed base rates are based on 2 adults and 4 children age 10 and under, and 1 vehicle per site. Up to 6 people are allowed per site. Children age 11-17 are $8 per person, per night. Extra adults are $12 per person, per night.

Vacation Rentals: Displayed base rates are based on a maximum occupancy of 6 people, and 2 vehicles per site. No charges apply to adult/child count.


Visitors may visit registered guests within the campground for the day. Children age 10 and under are free with a paying adult. Children age 11-17 are $8 per person per day with a paying adult. Adults are $12 per person per day. Visitors may not stay overnight, unless as a registered guest in which case the maximum occupancy of 6 people per site applies, as well as the vehicle count per site or vacation rental. Visitors do not receive free access to the Water Park or discounts to any other amusements.


Only 1 main camping unit and up to 6 people are allowed per site. A small tent may also be set up, but the maximum occupancy of 6 people per site must be maintained. Although we try our best to honor site requests, we reserve the right to change site assignments unless you pay a $25 site lock fee.


The base rate entitles campers to park 1 vehicle on site per campsite, or 2 vehicles per vacation rental. 1 extra vehicle may be parked per campsite for an additional fee of $5 per night. Please display vehicle pass at all times on rear-view mirror. You must turn the vehicle pass into the main once when checking out. The speed limit is 9 1/2 miles per hour throughout the campground (slower where warranted). All vehicles, including golf carts, mopeds, and motorcycles may only be operated by guests with a valid driver’s license. The only 4-wheeled vehicles allowed are golf carts, other than your automobiles. Gas or electric motorized scooters, mopeds, segways, hoverboards, and gators are not permitted. Automobile and RV washing is not permitted.

Personal Golf Carts

Personal golf carts must sign an agreement and display a Frontier Town band signifying they will comply with property golf cart rules and regulations. All owners of personal golf carts must carry liability insurance on said golf cart and provide a copy of the Certificate of Insurance. A digital copy may be emailed to Without this on file, your personal golf cart will not be permitted on site.

Boats, Boat Trailers & Utility Trailers

Boats, boat trailers, and utility trailers are permitted on campsites (if they fit within the site perimeter), but will be counted as the 1 extra vehicle allowed for an additional fee of $5 per night. If there is already a second vehicle on the campsite, one must be placed in storage (if there is space available) or in the designated overflow area.

Disturbing The Peace

Please be courteous to the guests around you during all hours of the day. Quiet time is enforced from 11:00 PM to 8:00 AM. Please, no loud talking, loud radios, loud televisions, or other loud noise between these hours. We do enforce a curfew – anyone under 18 years of age may not leave their campsite after 11:00 PM unless it is to and from the bathhouse. Please do not cut through other’s campsites. The use of generators is prohibited.


All pets must wear current and valid rabies tags, be leashed, cleaned up after, attended to at all times, and not be aggressive or exotic. We reserve the right to exclude or remove any animal we deem aggressive or for any other reason, in management’s sole discretion. Pets are allowed on all campsites. Pets are also allowed in all vacation rentals, but these reservations require a $50 nonrefundable fee. Sorry, pets are not allowed in any of our indoor facilities (unless it is a service animal).


Don’t forget your bike helmet! Maryland State Law requires that children under 16 years of age wear a helmet while riding a bicycle. Bicycle riding is not allowed in the campground after sunset. Bicycle riders must obey the same rules of the road as a motor vehicle. The speed limit is 9 1/2 miles per hour.


Campfires are permitted from 8:00 AM to midnight. Please, never leave a fire unattended.

Picnic Tables & Fire Rings

1 picnic table and 1 fire ring are provided per site. Please do not move picnic tables or fire rings from your campsite or another’s campsite. Please inform the Camp Store or Front Desk if you need a picnic table or fire ring.

Insect Control

Spraying for mosquitoes is conducted by Worcester County, Maryland and is done on the maximum number of days that the county allows, when necessary. Spraying is done between 2:00 AM and 5:00 AM.

Sewer Hook-Ups

Sewer hoses must be undamaged and must not be inserted into the sewer more than 6 inches. Due to Maryland State Health Regulations, all sewer hookups must be airtight and watertight. Sewer donuts are available at the Camp Store.

Waste Water

Maryland State Law prohibits the discharge of any wastewater (septic or gray water) onto the ground. Violators will be subject to a fine and possible eviction. Formaldehyde products are not permitted.

Fire Safety

Fire extinguishers are located at the Front Desk, Camp Store, each bathhouse, and in all vacation rentals. Smoke detectors are provided in all vacation rentals. We recommend that smoke detectors be used in all RVs. All flammable liquids in the campground must be stored in approved safety containers.


Fireworks and explosives of any kind are not permitted under any circumstances. Fireworks are illegal in Maryland. Anyone caught with fireworks may be asked to leave the premises without a refund. There will be no warnings.

Smoking/Alcohol Consumption

There is no smoking allowed in vacation rentals, bathhouses, or any of our indoor facilities. While alcohol is permitted at your campsite or vacation rental, it must be consumed in a responsible manner – we are a family resort.

Caution – Children At Play

Frontier Town is a waterfront campground and has swimming pools. Small children and non-swimmers should always be attended by a responsible adult, especially when playing by the water.


The shuttle runs daily during peak summer, with stops at Assateague Island and Ocean City. The shuttle runs Saturdays only to Ocean City in spring, early summer, and fall, with extra runs made during major events. A parent/legal guardian must accompany riders under the age of 14.

Closing Day

Closing Day 2021 will be Sunday, November 28. We ask that all campers exit the grounds by 1:00 PM.

By accepting this reservation, Guest hereby waives, releases and discharges and covenants not to sue Sun Communities for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guests’ use of the Rental/Property. Further, Guest agrees to defend, indemnify and hold harmless Sun Communities from all losses, claims, expenses and demands, including attorneys’ fees, that Sun Communities may incur arising out of or in connection with Guests’ use of the Rental/Property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. Each registered guest grants Sun and/or its promotional partners the right to include photographic, video and other visual portrayals of all registered guest(s), any extra persons registered and his/her children (minor or not, if applicable) in any medium and for any purpose and agrees that such portrayals shall be Sun’s sole property.
